Overview

Kitchen Renovation in Vancouver

Vancouver residential renovation exterior

Kitchen renovations in Vancouver span two very different contexts: the character home renovation and the strata condo renovation. Character homes in Kitsilano, East Vancouver, Dunbar, and Kerrisdale typically involve a full gut renovation with updated plumbing and electrical, and frequently an open-plan conversion that removes the wall between kitchen and living space. These projects require a building permit and, where a load-bearing wall is removed, a structural engineer's stamp.

Strata kitchen renovations in the West End, Yaletown, Cambie Corridor, and False Creek require strata council approval before the City of Vancouver will accept a permit application. Many Vancouver strata buildings restrict plumbing relocation because the kitchen shares a common wet wall with adjacent units. The strata bylaws review is done before the estimate is issued so that restrictions are identified before the scope is set.

Areas Served

Vancouver Neighbourhoods

Kitsilano and Point Grey

Craftsman bungalows and character homes from the 1920s to 1950s. Galvanized supply lines are common. Open-plan kitchen conversions to the living or dining room frequently involve load-bearing walls requiring a structural engineer.

East Vancouver (Commercial Drive, Grandview-Woodland)

High concentration of Vancouver Specials and post-war bungalows in active renovation cycles. Knob-and-tube wiring and 60-amp panels are common in pre-1960 homes. Full gut kitchen renovations with panel upgrades are the dominant scope.

Main Street and Mount Pleasant

Mix of character homes and strata condos along the Main Street corridor. Character home kitchens are full gut scopes. Strata units require council approval and are subject to common wet-wall restrictions.

West End, Yaletown, and False Creek

High-rise strata kitchens. Strata approval is required before the City permit. Common restrictions include plumbing relocation limits and hard flooring selection. Permit timelines run 4 to 8 weeks after strata approval.

Permits

Vancouver Permits and Process

Vancouver residential home renovation project

City of Vancouver kitchen renovation permits are issued by the Development, Buildings and Licensing department. A permit is required for any scope that involves plumbing relocation, new electrical circuits, or structural changes. The permit runs 4 to 8 weeks from application submission. Strata unit renovations require strata council approval before the City permit application is submitted. Strata approval adds 4 to 6 weeks to the timeline.

Knob-and-tube wiring is present in some Vancouver homes built before 1950. Where it is found in the kitchen or adjacent areas, replacement is included in the project scope, disclosed in the estimate, and covered under the building permit. Galvanized supply plumbing is identified at the site visit and its replacement included in the plumbing estimate when present.
