Workmanship Guarantee

The RenoPro Vancouver Warranty

What We Stand Behind

Every renovation delivered by RenoPro Vancouver carries a written workmanship guarantee. The guarantee covers the labour and installation, not the materials themselves. Materials carry separate manufacturer warranties. If something fails because of how it was built, we fix it.

The workmanship warranty is two years on all trade work and five years on structural scope. Both terms run from the date of the deficiency sign-off, not the project start date. The project does not close until the punch list is clear.

This guarantee is tied to the holdback structure used on every project. The renovation payment schedule and holdback guide explains how the 10% holdback under BC's Construction Act connects to the deficiency process. The deficiency walkthrough and the holdback release are the same event.

Covered

What the workmanship warranty covers

The following items are covered for two years from the deficiency sign-off date. Structural scope (load-bearing walls, beams, foundation connections) carries a five-year term.

  • Framing, drywall, and all structural connections installed by our crews

  • Tile adhesion and grout integrity (floor and wall) for two years from handover

  • Cabinet installation: door alignment, drawer operation, hinge hardware

  • Plumbing connections: zero drips, correct drainage pitch, seal integrity

  • Electrical connections: all circuits test correctly at handover and remain so

  • Waterproofing in wet areas: shower pans, tub surrounds, bathroom floors

  • Water infiltration attributable to our installation method or materials placement

  • Millwork and trim fit, caulking, and paint adhesion on surfaces we primed and painted

Exclusions

What is not covered

Four categories fall outside the workmanship guarantee. These exclusions are standard across the industry and exist to draw a clear line between installation quality and factors outside our control.

Manufacturer defects

Fixtures, appliances, cabinetry, windows, and doors carry their own manufacturer warranties. If a fixture fails from a production defect, the claim goes to the manufacturer directly. We document all model and serial numbers in the project handover package so that process is straightforward.

Homeowner modifications

Any work done to the completed renovation by a third party after handover voids warranty coverage for that scope. This is standard across the industry and exists to prevent disputes about cause. The rest of the project remains covered.

Normal wear and tear

Paint scuffs, grout discolouration from use, hardware wear over time, and finish dulling under foot traffic are maintenance items, not warranty claims. The handover package includes care instructions for every surface.

Acts of nature and building systems

Flooding from a building failure, seismic movement, and impact damage are outside the scope of a workmanship guarantee. If building envelope or common-area plumbing causes damage inside your unit, that is a strata or building-owner claim.

Before Final Payment

The deficiency walkthrough

Every project ends with a formal joint walkthrough before the final draw is released. This is not a courtesy check. It is the contractual close-out step that triggers both the holdback release and the warranty start date.

The process is the same on every project, regardless of scope. A bathroom renovation and a full home renovation follow the same steps.

  1. 1

Schedule a joint walkthrough before the final draw is released. Project manager and homeowner both present.

  2. 2

Walk every room and finished surface in sequence. Nothing is skipped.

  3. 3

Record any item that does not meet scope or spec. The list is written on site, not from memory afterward.

  4. 4

Both parties sign the punch list. It becomes part of the project file.

  5. 5

All items resolved within 30 calendar days of handover. Each close-out is confirmed in writing.

  6. 6

Final payment releases after punch list sign-off. Not before.

The 10% holdback and the 45-day lien window under BC's Construction Act are explained in detail in the renovation payment schedule and holdback guide. Read it before your project reaches the final draw milestone.

Start Your Project

A warranty is only as clear as the scope it covers.

The line-item quote defines exactly what we build. The warranty covers exactly that scope. Request a quote and both documents are yours before any work begins.
