Define the Scope Before Anything Else

Permits and What Triggers Them
Most Vancouver full home renovations require a building permit from the Development, Buildings and Licensing department. The trigger is structural change, plumbing, or electrical work. Standard residential permits run 4 to 8 weeks. Structural changes, heritage properties, and additions run longer. One more trigger sits outside the building department. The City's Protected Tree By-law applies to any work that excavates near a protected tree on private property. Sequencing a Full Home Renovation
Sequence runs structure first, mechanical second, finishes last. That order is not stylistic. Every step buries the one before it, and reversing the order means opening finished work to reach something that should already have been done.
- Assessment and scope. Site visit, measurements, condition review of foundation, framing, electrical, and plumbing. This produces the line-item estimate, not a lump sum.
- Design and engineering. Drawings, and a structural engineer where walls are coming out or load paths are changing. The engineer stamp is a permit requirement, so this precedes the application rather than following it.

From first contact to a finished house, a realistic whole-home timeline in Vancouver is 6 to 9 months. Projects that quote materially shorter than that are usually quoting construction only and leaving the permit and design phases uncounted.
A contingency belongs in the budget rather than in the conversation. On a character home a reasonable contingency covers what demolition is likely to reveal: wiring, plumbing, and framing conditions that could not be seen at the site visit. Either way it is a named line rather than an unspoken hope that the estimate holds, because a project without one funds surprises by cutting finishes at the end, which is the worst possible place to find the money.

Living in the House During the Renovation
Staying in the house during a full gut is rarely realistic and frequently more expensive than moving out. When the kitchen, both bathrooms, and the main floor are all in scope at once, there is no functional living area left, and the crew loses productive hours protecting a space that is being occupied.
A phased renovation is the alternative. The house is divided into zones and completed sequentially, with a working kitchen or bathroom preserved at each stage. Phasing keeps the family in place. It also adds calendar time, adds temporary protection and re-mobilization cost, and usually adds 10 to 20 percent to the schedule.
The honest comparison is total cost, not rent. Six months of temporary accommodation is a known number. Phasing spreads a smaller number across a longer period while reducing crew efficiency.
