The Four Products, Compared

Engineered hardwood is a real wood veneer bonded to a plywood or fibreboard core. The face ranges from 2 mm on entry-level products to 6 mm on premium. A thicker face can be sanded and refinished once or twice, which extends the floor well beyond a single decade of use. It is not suitable below grade.

Laminate is a photographic image layer over a high-density fibreboard core with a wear layer on top. It cannot be refinished. The AC rating on the box, AC3 for residential and AC4 for light commercial, describes abrasion resistance and says nothing about moisture. AC4 laminate in a kitchen is durable underfoot and still wrong for a wet area.

Luxury vinyl plank with a stone plastic composite core is waterproof through the whole plank, core and face. That makes it correct for below-grade rooms, ground-floor concrete slabs, and rental units where tenant behaviour cannot be controlled. Wear layer thickness is the specification that matters: 12 mil is entry level, 20 mil is the residential standard, 28 mil and above belongs in commercial or high-traffic residential use. Specifying under 20 mil saves money at installation and costs it at early replacement.

Why Vancouver Floors Fail

Ground-floor moisture vapour is the most common cause of flooring failure in Metro Vancouver. Concrete slabs emit vapour continuously, from water retained in the concrete and from the ground below. Older slabs in East Vancouver homes from the 1940s and 1950s, poured directly on grade with no vapour barrier under them, emit more than newer slabs do.

Products react differently. Solid hardwood expands and cups when moisture reaches it from below. Engineered hardwood is more stable but still has a ceiling set by the manufacturer. Install it on a slab that tests above tolerance and the floor cups or buckles within one or two heating seasons. LVP with a mineral core does not absorb vapour at all.

Two tests settle this before any product is ordered. A calcium chloride test measures vapour emission in pounds per 1,000 square feet over 24 hours, and most engineered hardwood manufacturers require a result below 3 pounds. An in-situ relative humidity probe, drilled to 40 percent of slab depth, measures humidity inside the concrete, and most products require below 75 to 80 percent. Both tests are inexpensive next to the cost of a failed floor. On any concrete subfloor, slab moisture testing is not optional.

Flatness is the second failure mode. Most manufacturers require the subfloor flat to within 3/16 of an inch over a 10-foot straight edge, and exceeding that voids the warranty. Cupping, joint peaking, and adhesive failure are almost always subfloor problems wearing a product's name.

Strata Sound Ratings Decide the Condo Answer

Impact Isolation Class measures how much impact sound, footsteps and dropped objects, passes through a floor-ceiling assembly. Sound Transmission Class measures airborne sound through the same assembly. Vancouver strata bylaws set a minimum IIC for hard flooring, and IIC 55 is the most common threshold. Some newer buildings require IIC 65.

The rating belongs to the assembly, not the underlay. In a typical Vancouver high-rise with an 8-inch concrete slab and a drywall ceiling below, the bare assembly sits around IIC 30 to 35. Hard flooring laid straight onto the concrete adds almost nothing and breaches the bylaw. A quality acoustic underlay rated for concrete brings the assembly to IIC 55 to 65 depending on the product.

Spec sheets are where this goes wrong. Some quote delta IIC, the improvement the underlay contributes, rather than the total assembly rating. A delta IIC of 20 does not deliver an assembly at IIC 55 unless the base assembly contributes 35. Read which number the sheet is quoting, then read which number the bylaw requires. Standard foam underlay from a flooring retailer does not reach IIC 55 on concrete. Cork composite and rubber-backed systems are among the most effective.

Where the strata requires field testing, an acoustical engineer performs it after installation and the result goes to the strata manager at close-out. Subfloor Preparation Is Most of the Job

The part of a flooring installation that decides whether the floor lasts five years or twenty-five is invisible in the finished product.

In Vancouver's pre-war housing stock, east of Main Street and through Strathcona, subfloors regularly surprise. Diagonal board sheathing over old joists, patches of replaced subfloor in different materials left over from earlier plumbing repairs, and real unevenness across the floor plane are all common. These conditions need more preparation than a newer home with flat plywood, and that means more labour and more self-levelling compound. It is disclosed at the site visit, before the estimate is issued, because it is not something a square-foot rate can absorb quietly.

In high-rise condos the slab is usually flat enough that levelling compound is not needed throughout, but local high and low spots near the entry and along perimeter walls are routine. Those are ground down or spot-levelled before the floor goes in. Concrete slabs also hold residual adhesive from previous flooring, and adhesive lumps left in place telegraph through luxury vinyl plank under foot traffic within months. The residue is mechanically removed or sealed first.

Wood-frame homes carry a different preparation item. Squeaks come from loose plywood moving against joists, and the only time they can be fixed properly is when the old flooring is up and the subfloor is exposed. Screwing the subfloor down at that point costs very little. Doing it afterwards means lifting a new floor.

The tolerance all of this works to is the manufacturer's, not the installer's. Most require the subfloor flat within 3/16 of an inch over a 10-foot straight edge, and installing outside that tolerance voids the warranty. A 3/16 inch variation is visible looking across a floor at a low angle and invisible standing on it, which is why it gets skipped by installers working to a price rather than to a specification.

Radiant Heat Compatibility

Radiant floor heating is in a growing number of Vancouver homes and condos, either electric mat under tile or hydronic tubing under a wood floor. The product over it has to be rated for that use.

Engineered hardwood with a plywood core, not a fibreboard core, and a face veneer of at least 3 mm is the preferred choice above grade. LVP with a mineral core is compatible in most manufacturer specifications. Laminate frequently is not, and the manufacturer has to confirm it either way.

The surface temperature cannot exceed 27 degrees Celsius in most specifications. The system is commissioned and cycled before installation so the subfloor moisture content stabilizes, then turned off during installation and for 24 hours after so adhesive or locking joints set properly.

Timeline and Whole-Home Versus Room by Room

A suite of 800 to 1,200 square feet takes 2 to 4 days to install. Subfloor preparation adds 1 to 2 days, and levelling compound needs 24 hours to cure before flooring goes down. A detached home of 2,000 to 2,500 square feet runs 4 to 6 days. Stairs and built-in transitions add time.

Doing the whole home at once costs less per square foot than doing it room by room. One setup, one furniture move, one delivery, and far fewer transitions. The premium for a single-room job is typically $1 to $3 per square foot. On a 1,200 square foot suite, doing it in one project rather than three saves roughly $1,500 to $3,600.

Matching an existing floor is the other argument for doing it all at once. Products are discontinued frequently, and a floor installed five years ago has aged differently from new stock even under the same product code. A close visual match at standing distance is realistic. A perfect match usually is not.

In strata buildings, elevator booking governs how material arrives and can stretch the calendar even when the installation days are unchanged. Below grade, the answer is almost always LVP, which is why it is the default in the basement finishing scope.
